As architects and planners, we bring an integrated perspective to our work.

Intuitively, we design at all scales: from moulding profiles calibrated to fractions of an inch to community master plans that span hundreds of acres.  We study history, architecture, and urbanism to understand how buildings and places evolve over time.

This process of reflection is a lens through which to filter our creativity, resulting in authentic and thoughtful solutions to the clients’ goals. We enrich a place by enhancing its best assets, building on its historical patterns and protecting its culture. 

We see ourselves as students and stewards tasked with sustaining the legacy of place.

conceptual master plan & visioning

Belmont, North Carolina

Drawing on Belmont’s history of resilience and reinvention, the goal of this project was to guide the town’s next chapter of growth through thoughtful urban design. Historical Concepts collaborated with private landowners and City staff to master plan 15 acres along Main Street, extending the street grid, introducing appropriate density, and adding a context-sensitive residential neighborhood. Our plan reinforced the existing character of downtown with precedent-based mixed-use buildings and proposed a civic focal point by repositioning the former City Hall. The resulting plan provides a clear vision and design-driven framework to inform future development partnerships, policy decisions, and infrastructure investments.

Historic Infill & Redevelopment

Senoia, Georgia

Senoia is an early 19th century community located 35 miles south of Atlanta. Once a thriving rail hub, it had become a sleepy town by 2000, with just eight businesses operating on Main Street. To manage change while preserving its authentic sense of place, Senoia reached out to Historical Concepts to establish a clear, precedent-based foundation for what has become a successful long-term historic redevelopment initiative.

Since 2005, Historical Concepts has collaborated with city leadership, engaged citizens, and private developers, beginning with the creation of design guidelines and planning tools that set shared expectations for reinvestment, infill, and new construction within the historic district.

The resulting framework has carried forward into the built environment through subsequent design work, providing continuity across civic decision-making and private development alike. Shaping thoughtful, incremental growth that reinforces Senoia’s architectural integrity will support the long-term vitality of its historic core.

place-making for new communities

Old Town – Columbus, Georgia

Old Town is a traditional neighborhood development in Columbus, Georgia, a town noted for its brick mill buildings and historic districts. Columbus, and other quintessential Georgia towns, served as precedent for the design of this greenfield development project, led by Historical Concepts for The Woodruff Development Company.

Historical Concepts authored the conceptual vision for Old Town and created the master plan and design guidelines for the 360-acre community. The gateway to Old Town is a mixed-use district with traditional main street buildings offering 60,000 s.f. of street-level commercial space, including retail, restaurants, and other services for the community. Apartments and offices occupy the upper floors. A town green, with a multi-purpose building (in the form of a chapel), terminates the main street.

Radiating from the town green are Old Town’s residential offerings, which include single family residences, townhouses, and garden apartments — all supporting the adjacent main street businesses.
